
INTERNATIONAL TOUR GROUPS
The hotel already has strong relationships with international tour operators who bring groups through Costa Rica by bus. These groups typically stay three to four nights and frequently book all 26 rooms at once. This creates reliable occupancy throughout the year.
EXISTING DEMAND IS BEING TURNED AWAY
Tour buses usually travel with large groups, and the hotel’s 26 room count limits the hotel to one tour bus at a time. By adding 14 additional rooms, the property will be able to comfortably accommodate two tour buses simultaneously. This simple expansion allows us to capture demand that is currently being turned away.
RETREATS FILL LOW SEASON
In addition to expanding tour groups, we will host our own retreats at the property. At Kim's previous hotel, this model increased occupancy from 46% to 73% in two years by bringing in groups that book multiple rooms for a week at a time. Retreats help fill the low season and increase overall revenue.
The Property & Location

Kim Flynn is an entrepreneur and hospitality investor focused on building profitable experiential travel properties. She launched her first company at 22 and has since built and scaled multiple business ventures to seven and eight figure success.
Over the past 25 years and more than fifteen businesses, she has developed a strong track record in identifying opportunities, growing revenue, and building businesses that combine operational strength with long term value.
Today Kim splits her time between Salt Lake City and Costa Rica, where she develops and operates boutique hotels and retreat properties. As the owner and operator of the Fenix Hotel & Retreat Center in Costa Rica, she increased occupancy from 46% to 73% and grew revenue by more than 100% within two years. She is excited to bring this success to her next project.

Neil Mackie brings over 22 years of leadership experience in the British Army, including senior roles within NATO operations, where he worked in complex, high-pressure environments managing strategic operations, large-scale technology infrastructure and communications systems.
For the Hotel Costa Pacífica project, Neil leads financial strategy, capital structuring, and investor relations, helping guide long-term growth while ensuring disciplined operational and financial oversight.

Investment Strategy
The property is currently constrained by room inventory rather than demand.
Expansion to 40 rooms allows the hotel to capture tour operator bookings currently being rejected.
The retreat program increases occupancy during low-demand months. Together these strategies significantly increase EBITDA and asset value.
